Tenancy Application
Marketing will continue until receipt of completed tenancy application forms from all prospective tenants and a good intent payment, which is returned at commence of a tenancy. Please note however, if you change your mind or we are unable to procure satisfactory references, this payment is retained with the majority of it going to the landlord to cover potential loss of rent as a consequence of withdrawing the property from the market.
Due Diligence
References are sought to verify affordability by writing to Banks, Employers and current Landlords/Letting Agents (if applicable). Credit checks are also undertaken to ascertain any adverse credit history i.e. IVA/ CCJ's/Bankruptcy.
Signing the Tenancy Agreement
Subject to successful completion of our due diligence procedures, we will arrange for you to visit our office to sign the Tenancy Agreement, run through the inventory issues as well as deposit protection requirements and furnish keys, subject of course to receipt of balance of cleared funds.
Deposits
Deposits are equal to one and half times the monthly rent and are lodged with
The Deposit Protection Service (DPS), being the only custodial scheme approved by the Government, and will be held as stakeholder as security against damages, loss and any cleaning required at the end of the tenancy.
Utilities
Unless otherwise advised, it is the responsibility of the tenant to pay the council tax, water charges, gas, electricity and telephone costs. Pilgrims will notify the utilities, except BT, when a tenant has commenced their tenancy.
